Bushfire Season Gutter and Roof Prep on the Northern Beaches

Why plateau and park-edge homes from Terrey Hills to Seaforth need gutters, valleys and roofs cleared before October, and how tank-water homes differ.

Bushfire Season Gutter and Roof Prep on the Northern Beaches

On the Northern Beaches plateau and the bushland edges, a gutter clear before the bushfire season is a safety job, not a cosmetic one. Dry eucalypt leaf and bark sitting in gutters and roof valleys is exactly where wind-blown embers land and catch, and on blocks that back onto Garigal or Ku-ring-gai Chase national parks the leaf load can refill a gutter within a single season. Clear the gutters, valleys and roof surface in September or early October, before the bush fire danger period, and again after the autumn leaf fall.

We do this work every spring across Terrey Hills, Duffys Forest, Belrose, Davidson, Ingleside, Elanora Heights and the park-edge streets of Seaforth, Killarney Heights and North Balgowlah. This guide explains why the plateau is different, what a proper pre-season service includes, how the rules around bushfire-prone land affect your home, and what to do on a tank-water property.

Why is the Northern Beaches plateau different from the coast?

Salt is the coast's problem; leaf litter and fire are the plateau's. The suburbs of the Frenchs Forest ward and the ridges behind Narrabeen and Pittwater sit on Hawkesbury sandstone plateau surrounded by national park and bushland reserves. Most blocks are large, heavily treed with spotted gum, angophora and scribbly gum, and mapped as bushfire-prone land.

Three things follow from that:

  • Leaf and bark fall all year. Eucalypts shed leaf continuously, with peaks in late spring and summer, and bark strips in long ribbons that bridge across gutters and valleys.
  • Roof valleys fill first. On the 1970s and 1980s terracotta-tiled roofs common in Belrose, Davidson and Frenchs Forest, valleys collect bark fines that hold water and embers.
  • Everything else follows the gutters. A blocked gutter overflows onto fascias and walls, feeds moss on the paths below and, in a storm, pushes water under the tiles and into the ceiling.

Which Northern Beaches suburbs does this apply to?

Bushfire-prone land on the Northern Beaches is not limited to the obvious acreage suburbs. The table lists the suburbs where we treat the pre-season clear as standard and the gutter interval we recommend. Mapping is set at the property level, so check your own block.

What should a pre-season exterior service include?

A gutter clear that only scoops the front gutter is half a job. On the plateau we work to a fixed list and photograph each item.

  1. Gutters cleared by hand and vacuum, leaf and bark bagged and removed from site rather than blown into the garden, where it becomes fuel again.
  2. Roof valleys and box gutters cleared, including the bark fines packed under the valley edges of tiled roofs.
  3. Roof surface blown down, removing leaf and bark from tile laps and around skylights, vents and solar panel edges.
  4. Downpipes flushed from the top and checked at the outlet, with blockages cleared. On a bushfire-prone block downpipes may need to hold water if you plug them for ember defence, so they need to be clear.
  5. Gutter guard lifted and cleaned where fitted. Guards slow the build-up but do not stop fine debris collecting beneath them.
  6. Dated photos of every roof section sent the same day, which many owners keep with their insurance records.

On the larger acreage homes in Terrey Hills and Duffys Forest we usually pair the clear with paving, tennis court and driveway cleaning so the area immediately around the house is free of moss, leaf and debris going into summer.

Why embers, not the fire front, are the main risk

Most homes lost in bushfires are ignited by embers rather than by direct flame. Embers can be carried well ahead of a fire front and land on roofs, in gutters, against walls and under decks, sometimes for hours. A gutter full of dry leaf is an ideal landing bed: fine, dry fuel, sheltered from the wind, sitting directly against the fascia and the roof cavity. That is why the gutters and valleys come first on the plateau, and why leaf piled against walls, on decks or under stairs is cleared as part of the same visit.

Asset Protection Zones and the 10/50 rule

An Asset Protection Zone is the managed area around a home on bushfire-prone land, kept low in fuel so a fire front loses intensity before it reaches the building. The RFS publishes standards for what that area should look like. Exterior cleaning does not create an APZ, but it maintains the parts of it that are built: clear roofs and gutters, paths and decks free of leaf litter, and no piles of debris against walls.

The 10/50 entitlement lets owners in designated areas clear certain vegetation near their homes without approval. It does not override every protection, so check the RFS entitlement tool before clearing. We do not remove trees or vegetation; we clean the built surfaces.

What changes on a tank-water property?

A lot of homes in Duffys Forest, Terrey Hills and Ingleside drink rainwater from tanks. On these properties the roof is a water catchment, and anything we put on it ends up in the tank with the next rain.

  • Tank inlets are isolated, or the first-flush diverter is set to bypass, before we start.
  • No biocide, detergent or sealer is used on the roof or gutters. The pre-season clear is a mechanical job only.
  • We bring our own water for any washing on the property so your supply is not drawn down before summer.
  • Inlets are reconnected only after the roof is rinsed clean, and we tell you when it is safe to reconnect.

Timing and frequency

The bush fire danger period across Greater Sydney usually starts on 1 October and can be brought forward in a dry year. We start booking the plateau in August and work through September, so the clears are done before the danger period begins. A second visit after the main autumn leaf fall, in April or May, keeps gutters and valleys clear through winter storms.

Coastal suburbs with less canopy can usually go to a single annual clear. Park-edge streets such as Tralee Avenue in Killarney Heights, Wanganella Street in North Balgowlah and the Bantry Bay side of Seaforth behave like the plateau and should be on the twice-yearly cycle.

Roof types on the plateau and what each needs

The plateau's housing stock is mostly 1960s to 1980s, and the roof decides how the leaf behaves.

  • Terracotta and concrete tile. The most common roof in Belrose, Davidson, Frenchs Forest and Forestville. Leaf and bark lodge in the valleys and between tile laps; the valleys need clearing by hand, and broken or slipped tiles are photographed for you.
  • Colorbond. Common on rebuilds in Terrey Hills, Ingleside and Elanora Heights. Leaf slides off more easily but collects in the gutters and at box gutter outlets, which overflow into the ceiling when blocked.
  • Box gutters and parapets. On contemporary rebuilds these are the highest-risk detail: a single blocked outlet floods the roof cavity in a storm. Every outlet is cleared and tested.
  • Skylights and solar panels. Leaf builds up on the uphill side of each panel and skylight frame. We clear it by hand and never walk on the panels.

How a typical acreage pre-season service runs

On a two-acre property in Duffys Forest or Terrey Hills with a tiled house, a pool and a tennis court, the pre-season service usually takes a full day for two technicians.

  1. Tank inlets isolated and the owner told when they can be reconnected.
  2. Gutters, valleys and roof surface cleared and debris bagged, with photos of each roof face.
  3. Downpipes flushed and outlets checked, blocked sections cleared.
  4. Tennis court treated for moss and rinsed at low pressure so it plays true and holds no leaf.
  5. Paths, pool surround and the first 20 metres of driveway cleared of leaf and moss so the area around the house is clean going into summer.
  6. All debris removed from the property, not left in a heap at the bush edge where it becomes fuel.

Common mistakes we see on the plateau

  • Blowing gutter debris into garden beds against the house, which moves the fuel from the roof to the walls.
  • Clearing the street-facing gutters and skipping the rear valleys, where most of the bark collects.
  • Leaving the clear until November, when the danger period has started and the hottest days are close.
  • Pressure washing tiled roofs, which pushes water under the tiles and strips the surface glaze.
  • Assuming gutter guard means no maintenance.

After the season: the autumn clear

The second clear in April or May matters for a different reason. Autumn leaf fall, followed by the east-coast lows that hit the peninsula in late autumn and winter, is when blocked gutters push water into ceilings. The autumn visit is shorter, focused on gutters, valleys and downpipes, and is usually booked at the same time as the spring one.

What to do next

Stand in the backyard and look at the roof valleys. If you can see leaf or bark from the ground, there is far more in the gutters. Book a Northern Beaches gutter clear for September, add a full exterior package if the paths, courts and walls also need attention, and check the conditions for your suburb on the Northern Beaches page.
